OUR PROCESS
Our feasibility studies help you to determine whether opening an Entertainment Center is the right decision. Our studies also support your ability to obtain financing. We offer multiple options for feasibility studies depending on the project and client needs. Here are typical services offered as part of the feasibility study:
Site visit.
Competition Survey online and/or in-person.
Space Plan - If a building has been identified, we will work with the Principal's design team to optimize the space, identifying entertainment components for the project.
Create detailed economic study of the market, including projections and assumptions, market demographics, market penetration, attendance, spending metrics, survey and analyze competitive environment.
Estimate capital expenditures for furniture, fixtures, and all equipment associated with family entertainment.
Provide revenue projections by attraction for all family entertainment attractions.
Create a proforma income statement for the entertainment attractions for the preopening period through the first three years of operation, by month including seasonality.
Create scale model layouts for all entertainment attractions in Autocad format provided by The Principals architects.
Develop an “operator option,” a scenario where a third-party professional operator would operate the business on Client’s behalf. Identify potential operators.
Develop a “lease option,” a scenario where a third-party tenant operator leases the space and operates the business. Identify lease terms and potential tenants.
